The Luxury Digest Especial Edition: Maitland Home Swap Break Sales Record for Combined $16.3M

Two homes in Maitland sold for a combined $16.3 million on May 31, shattering the previous sales record for the city.


Ulrich Stanley Marine Jr. bought the home at 570 Manor Road from Prestige Florida

Property Investments LLC for $10.3 million, and Prestige purchased Marine's home at

119 Whitecaps Circle for $6 million.


The previous record for a home sale in Maitland was $5.5 million in 2020.


"The sale was amazing," said Dianna Desboyaux with Southern Realty Group, who

represented Prestige in both transactions.


Desboyaux also handled the record-setting sale of 11431 Waterstone Loop in

Windermere for $15.3 million in 2022.


Prestige bought the home on Manor Road in January 2023 for $3.775 million with the intention of remodeling it.


Partner Alex Reece said his team put close to $4 million into renovating the Manor Road property, installing a sauna, turning the kitchen into an open plan, and more changes to the six-bedroom, 11,668-square-foot mansion known as Maison Du Lac.


Prestige also installed a new barrel tile roof at the insistence of the home's insurance

company, Reece said. "That was an unforeseen $300,000 expense."


Reece said he expects to do less with the Whitecaps property to ready it for its next

sale. The 6,400-square-foot house includes four bedrooms, five-and-a-half bathrooms, a home office and a wine cellar. "It's not worth $6 million now. It's going to take some time, but it's going to be a lighter remodel."


Reece, who has done work in Windermere, said he sees the potential for Maitland to become another high-end luxury home market in Orlando.


"[Maitland] has the same access to water as Winter Park," Reece said, pointing to the success of lakefront properties. Both homes in the recent sales are on Lake Maitland.


With interchanges for Interstate 4, State Road 414, and State Road 417, Maitland's connection to the wider metro area is another big selling point for the city, said Reece.

"It's actually a more desirable area than Winter Park [for connectivity]."
